Meet The Team

Many consumers, and even other Realtors who don't deal with REO, wonder what exactly it is that we do all day.  After all, it's very different than other real estate.  For the most part, I'm in the office all day, every day.  I don't show houses.  I don't go on listing appointments.  I don't meet with Sellers.  So what exactly do we do all day?

Well, REO is a very comprehensive, detail oriented type of work that takes a lot of staff!  Basically we do EVERYTHING from start to finish for our clients.  From handling current residents to making sure properties are cleaned, to making the city happy, to actually marketing and selling the properties, that is what we do.  I couldn't do it alone.  I have a great Team that, working together, manages all the details of every house we list.  Currently we have the following staff:
  • Offer Negotiator - Angie - All she does is negotiate offers and process paperwork.  Well I take that back.  She also handles evictions, cash for keys negotiations, and everything else I throw her way!
  • Property Preservation Coordinator / Listing Coordinator - Jessica - Usually this is 2 positions.  But being as things have been sort of slow lately, we have this combined into one.  She handles all new assignments, obtaining bids, getting city violations taken care of, ordering inspections, managing repairs, trashout, cleaning, etc.  She also enters all new listings, submits listing paperwork, enters price changes, and handles all listing details.
  • BPO Specialist - Sean - All Sean does all day is valuation reports for our clients.  He analyzes data and determines values on our properties, as well as submitting ongoing recommendations for price adjustments.
  • Reimbursements - Bonnie and Nichole - So did you know that as an REO agent, I pay ALL the bills for our clients?  Utilities, inspections, lawn care, repairs, HOA dues, etc.  As an REO agent, we pay all the bills, and then we go through a process to submit our proof and get paid back.  As of today we have approx $77k outstanding with our clients - and that is the lowest it has been in years!!  Bonnie and Nichole spend all day transferring utilities, processing bills, cutting checks, and then following up to make sure we get our money back!
  • Property Preservation Crew - Amy, Lisa, Larry and Linda - These guys do it all!  Door kicked in?  Amy is out there resecuring and installing new locks.  Broken windows?  She's boarding.  Water in the basement?  They are meeting the proper utility companies and getting things done. Is someone living there?  They do our occupancy checks.  Cash for keys?  They drop off the paperwork and deliver the check. They run from one end of town to the other, from morning until night, to make sure our properties are secure and taken care of.  They rake, clean, fix, you name it!
  • Team Manager - Liz - Who covers when anyone is gone, when we lose an employee, or when things just aren't getting done?  That would be Liz!  Liz is my rock, the one who makes sure everything is getting done and helps everyone along.  She also is a short sale specialist, and has her own real estate business which we are trying to build and cultivate, since she is such an awesome Realtor!  She handles many of my listings with our "real" clients, as well as her own.
  • Buyer's Agents - Justin and Chris - These guys are fabulous!  They are the ones out in the trenches with the buyers, showing houses and writing offers.  They sacrifice their family time, their weekends, A LOT to make their buyers happy.  Whether the buyer is a first time homebuyer or a seasoned investor, these guys take excellent care of them!
  • Angela - So I'm sure you're asking, "Well if all this is being done, what do YOU do all day?"  I don't even know where to begin.  Besides drumming up the business that keeps us going, communicating with clients and making sure they are happy, managing employees, managing our technology, keeping everyone happy and sane, and running out in the field, there isn't much time to do much else!
As you can see, it takes A LOT to keep an REO business running!  Without all my team members, this just wouldn't work.  I am grateful to have such a great Team behind me and I'm glad that I can keep us all employed.  We really enjoy our work - there is never a dull day around here, which is why I started this blog!  The stories and situations we come across are nothing short of reality-show worthy, so I figured I would share it in my own way.  Stay tuned!

A nice one, for a change!

Today I had the pleasure of viewing one of our new upcoming listings, which was actually a very nice house! We don't often get nice houses to market, as they are usually trashed by the previous owners/tenants. I was pleasantly surprised to inspect this one after the sales clean/trashout.

This is a tudor style, gorgeous hardwood floors, fireplace, nicely fenced yard, and very contemporary updated kitchen! Can't wait to put this one on the market. Should sell fast.
